Fee-Free Cash Offer Path vs. Marketplace Listing: OffersTree’s 2026 Guide for U.S. Land Sellers
PR Newswire
BEAR, Del., Sept. 22, 2026
OffersTree, a nationwide vacant land marketplace, publishes a 2026 comparison guide helping U.S. landowners choose between a cash-offer path with no marketplace fee and open marketplace listings.
BEAR, Del., Sept. 22, 2026 /PRNewswire/ — OffersTree, a minority women-owned real estate technology enabled nationwide vacant land marketplace, today announced the publication of its 2026 Vacant Land Seller Guide, a resource helping U.S. landowners compare two paths for selling vacant land: a cash-offer path that carries no marketplace fee and an open marketplace listing that gives sellers access to a broader buyer pool.

The guide explains the differences between the two selling paths, including potential timelines, fees, buyer exposure, seller involvement, and the trade-offs associated with each option. Landowners can read the 2026 Vacant Land Seller Guide, explore selling options, and browse vacant land for sale across the United States.
Why Are Landowners Comparing Different Ways to Sell Vacant Land?
Selling vacant land can take more work than many owners expect. Pricing the property, finding interested buyers, preparing property information, and managing inquiries can make the process complicated. OffersTree gives landowners a structured marketplace where they can list their land, reach a broader audience, and explore multiple ways of selling.
Landowners may also be able to receive cash offers from participating land investors. Eligible landowners can receive cash offers with applicable closing costs paid by investors when the property meets the investor’s eligibility criteria. Sellers can choose whether to pursue a cash offer or continue marketing their land to receive offers from regular buyers based on market interest.
For a limited time, OffersTree is also providing free land listing and marketing services, giving landowners an opportunity to increase exposure for their properties without an upfront listing fee.
OffersTree currently features over 300 vacant land listings across the United States, with active inventory concentrated in California and Arizona but expanding in other states.
“Landowners deserve to understand the actual economics of each selling path rather than making a decision based only on marketing language,” said AnuSavi Tara, founder and CEO of OffersTree and Green Tara Investments, a land-investing company founded in 2021, and a member of the Realtors Land Institute (RLI). “The right path depends on the seller’s timeline, price goals, property, and individual situation. Our role is to make the differences clear, so the choice belongs to the landowner.”
What Is the Fee-Free Cash Offer Path?
Depending on the property and circumstances, landowners may be able to explore a cash-offer option through OffersTree. Cash offers can provide an alternative to listing the property on the open marketplace and may appeal to owners who prioritize convenience, a defined transaction process, or a particular selling timeline.
Eligible landowners can receive cash offers from participating land investors, with applicable closing costs paid by the investor when the property fits the investor’s eligibility criteria. Cash-offer transactions carry no marketplace fee to the landowner.
The cash-offer path can close in as little as 14 to 30 days, depending on the property, transaction, and other circumstances.
“For a landowner who has had a parcel sitting for months without finding a serious buyer, or someone dealing with circumstances that make a defined selling timeline important, the cash-offer path can be an option worth considering,” Tara said. “Convenience and certainty have real value for some sellers, and providing a cash-offer path without a marketplace fee or closing costs allows landowners to consider that option without any additional fees.”
How Does the Marketplace Listing Path Work?
The open marketplace listing path allows landowners to create listings on the OffersTree platform and present their vacant land to potential buyers. Buyers can browse land for sale across the USA and discover properties that may match their location, budget, and intended use. Buyers can explore different types of vacant land, including residential, agricultural, commercial, industrial, and recreational land.
Landowners receive offers directly from buyers through a structured submit-offer interface. Sellers can accept, counter, or decline offers, with offers expiring after 10 days if no action is taken.
The marketplace path typically provides greater exposure to potential buyers and may produce higher net proceeds than a cash offer, although the process can take longer. The guide notes that 60 to 180 days can be a common timeframe for marketplace transactions, depending on the property, buyer interest, pricing, and transaction circumstances.
OffersTree allows landowners to list their property without an upfront listing fee. Applicable marketplace fees are paid according to the terms of a successful marketplace transaction, as outlined in Section 3.4 of the OffersTree Terms of Service. The current fee schedule starts at 5% with a $500 minimum for parcels up to $25,000 and scales down to 1.5% for parcels over $5 million.
“Transparent pricing is a design choice, not a marketing claim,” Tara said. “Landowners should be able to understand the applicable marketplace fee before choosing that path. The fee schedule is disclosed in our Terms of Service, and sellers can compare the economics of listing their land with the alternatives available to them.”
What Support Is Available Through Closing?
Regardless of which selling path a landowner chooses, OffersTree transactions close through licensed third-party title and escrow providers. OffersTree does not act as a title company, escrow agent, or fiduciary. Funds move through regulated professionals whose role is to protect both sides of the transaction.
OffersTree also quality-controls listings and offers due diligence support to buyers on request, helping surface title, access, and boundary questions during the transaction.
The 2026 Vacant Land Seller Guide provides a side-by-side comparison of the two selling paths and is available through the OffersTree blog. Landowners can also explore selling options directly on the platform and learn more about how OffersTree works.
